Infrastructure Upgrades

  • Electrical

    • We manage the electrical upgrade project process from beginning to end. New building projects and existing assets requiring new systems that meet NEC-Code (National Electric Code)

    • Electrical upgrades for existing assets typically involve new switch gear, meters, home runs from new switch gear to each unit, sub-panels for each unit, trenching and new wire to the municipal electric network, vaults and new transformers are required for systems over 600amps.

    • Existing assets, especially those built prior to 1980 that are prime for repositioning or remodeling will typically require an electrical upgrade to meet current code and can prevent development until the electrical code can be met.

    • Project timelines: This varies depending on the scope of the project.

      • New switch gear and runs under 600amps can take 6 months to a year 

      • New switch gear, runs, trenching and projects with vaults can take between 1 and 2 years to complete

    • Project Timeline Includes:

      • Abating any NOV's (Notice's of Violations) with the local Building Department/ City

      • Pull a permit with the local building department 

      • Submit an application with the local power company

      • Pull a permit with the local PUD for trenching and vault/ transformer work

      • Site walks to identify existing condition of electrical system and existing electrical loads

      • Electrical Load Calculations for existing loads 

      • New Design Including Redevelopment Plan

      • New Anticipated/ Designed Electrical Load Calculations

      • New Switch Gear must be designed by a trusted manufacturer such as "Square D" or "General Electric"

      • Create Site Maps showing the property with existing and future switch gear and all boundary information including easements etc.

      • Submit all information to the local Building Department, Public Utilities and Power Company

      • Elevator conversions are included in future load calculations when needed. DC to AC converters are often installed for DC elevators as power companies usually cut the DC power when a new AC system is installed.

      • Prepare RFPs (Request for Proposals) for bidding by Electrical Contractors with experience in high voltage systems AC & DC systems

      • Order Switch Gear and all associated equipment including vaults 

      • General Construction is typically required in order to meet code for NEC Electrical Rooms

      • Create Project Schedule and implement schedule with input from local utility 

      • Install all equipment and construction required to complete the project.

      • Temporary Construction Evictions may be required in some cases

      • Inspections during construction 

      • Close out Final inspections and complete project

      • Once the project is completed the building will have full development potential and raises the value significantly 

  • Gas

    • Gas Service Upgrades are typically required when existing gas lines need to be replaced or the existing service is to small for new additional loads. 

    • New Additional Loads can include:

      • A renovation with electric stoves changed out for gas stoves

      • A new restaurant that requires a larger capacity for gas

    • A plumbing permit needs to be pulled at DBI

    • A permit needs to be pulled with the municipality for trenching to install new gas lines to the gas utility

    • Site map with building and locations for new gas meters and pipes need to be designed and submitted to the local gas utility and the PUC/ Municipality 

    • RFP Bids for Plumbing and trenching

    • Set schedules

    • Perform Work

  • Water

    • New Water & Fire Sprinkler Service

    • Engineering, Load & Hydro Calculations

    • New Sewer Laterals & Clean Outs
